Construction Management services
Construction Management (CM) is a form of project delivery which combines early involvement of the construction professional with the flexibility of customizing the total project experience to fit your specific needs.
For example, it allows owners to select a professional CM to serve as their advocate yet still meet legal accountability requirements for bidding the actual work packages such as required by public projects. The bidding is done through numerous bid packages developed and managed by the CM. Our CM services can be customized to include specific components as desired by the client, i.e., the design build advantages of single point accountability, professional construction representation and/or pricing transparency, individually or collectively.
As your CM agent we will be your advocate from day one to the day you take the keys. We will manage the entire process as your professional agent. The contracts may be held directly between you, vendors and contractors depending on your objectives. You will see where every dollar goes with total transparency from the beginning to the end of the project. This progressive method is being used in major markets around the country and produces maximum savings and value. For public entities and 501c3 non-profits this method is specifically attractive due to the option to include the public bid transparency component.
As your CM “at risk” we will provide the same early involvement during pre-construction services with the added option of a Guaranteed Maximum Price (GMP). After the scope of work is developed and defined into bid packages and their respective pricing has been established, we can offer a GMP. This allows the project to be well under way, while the design and scope is still being developed and defined…saving time and money.
